DESCRIPTIONS/COMMENTS:: I have a 4-plex built in 2010 that I would like to trade up to a larger residential income property or properties in or near Gulfport. These properties have been professionally managed for years.

There are 4 1,204 sq ft, 3 bedbedroom, 2 1/2 bathroom, 1 car garage townhomes together in one 4-plex on 4 separate deeds. Each home has a washer and dryer.

Currently leased to 4 multi year tenants. Gross rent is about $4,000. Property value is around $600,000.

This investment is a nice property with nice tennants for somebody who needs tax benefits and appreciation but not cash. I'm retired now, and this is no longer my criteria. I am switching to a larger portfolio providing positive cash flow.

I maintain my properties in excellent condition. I screen for good Tennant and reward them with prompt repairs and replacement of appliance with near top of the line new appliances. I keep rents a bit low. I prefer lifelong Tennants who want to rent a nicer home than they can afford to buy so this how I manage my properties. More typical rental style may cause some turnover of Tennants, but there are more problematic tennents who pay higher rent available.

I have about $200,000 in equity, and I'm looking to move to around $1 million, maybe a little more. Positive cash flow only. Most privide 1.25 debt coverage from net operarions based on 80% DSCR debt.

Decent condition with some repairs, ok?

I have an additional townhome 1 block away, which can be available.

Owner participation in financing will be considered.

Other ideas are welcome.

I am not looking for a broker/agent to list my property. I am looking for owners or owner's agents with property available under the above conditions.
